ALLSTON, MA – August 7, 2026 (STL.News) – New England Realty Associates Limited Partnership (NYSE American: NEN) announced Friday that it has declared its regular quarterly cash distribution for Class A Limited Partners and holders of Depositary Receipts.

The partnership will pay $12.00 per Class A Limited Partnership Unit and $0.40 per Depositary Receipt on Sept. 30, 2026, to investors of record at the close of business on Sept. 15, 2026.

Each Depositary Receipt represents a beneficial ownership interest equal to one-thirtieth of a Class A Limited Partnership Unit. The Depositary Receipts trade on the NYSE American under the ticker symbol NEN.

The announcement continues New England Realty’s long-established practice of making quarterly cash distributions to its limited partners.

Quarterly Distribution Continues

As a limited partnership, New England Realty distributes cash to its investors through partnership distributions rather than traditional corporate dividends.

The newly declared payment is consistent with the partnership’s recent distribution history and reflects management’s continued commitment to returning cash generated from operations to investors.

Investors must own Class A Limited Partnership Units or Depositary Receipts before the exchange’s ex-distribution date and be shareholders of record on Sept. 15 to receive the Sept. 30 payment.

About New England Realty Associates

New England Realty Associates is a publicly traded real estate limited partnership focused primarily on owning, operating, developing and managing residential apartment communities throughout the Greater Boston metropolitan area.

According to the company’s most recent quarterly filing with the U.S. Securities and Exchange Commission, the partnership owns interests in thousands of apartment units across eastern Massachusetts, along with commercial real estate and mixed-use properties. Rental income from its multifamily portfolio remains its primary source of revenue.

The partnership has operated in the Boston-area real estate market for decades and has historically emphasized long-term ownership of income-producing residential properties rather than rapid portfolio turnover.

NEN Stock Performance and Technical Analysis

Although New England Realty continues to provide regular quarterly cash distributions, the stock’s recent technical picture has remained relatively weak.

Based on the latest publicly available market data, NEN shares have been trading below both their 50-day and 200-day moving averages, indicating that the intermediate- and long-term price trends remain negative. Technical analysts generally view trading below these key moving averages as a sign that sellers continue to control the broader trend.

The stock’s 14-day Relative Strength Index (RSI) has recently been reported near 42, suggesting that while momentum has weakened, the shares are not yet considered oversold. An RSI below 30 is typically viewed as oversold, while readings above 70 are generally considered overbought.

Over the past 12 months, NEN shares have declined by approximately 22%, reflecting broader weakness across portions of the commercial real estate sector as investors continue to monitor elevated interest rates, financing costs, and property valuations.

Investors should also recognize that NEN is a thinly traded security. Daily trading volume is often only a few hundred shares, although activity can occasionally increase. Because of the relatively low trading volume, technical indicators such as moving averages, RSI, and other chart signals may be less reliable than they are for larger, more actively traded companies.

Despite the recent technical weakness, long-term income investors often focus more on the partnership’s ability to generate consistent rental income and maintain regular quarterly cash distributions than on short-term fluctuations in the share price.

Outlook

New England Realty Associates continues to generate income from its portfolio of residential and commercial properties while maintaining its quarterly distribution program for investors.

Although current technical indicators suggest the stock remains in a longer-term downtrend, future performance will likely depend on factors including occupancy rates, rental income growth, financing costs, interest rate trends, and management’s ability to continue producing stable cash flow from its real estate portfolio.

For income-focused investors, the consistency of the partnership’s distribution policy remains one of the company’s primary investment characteristics.
